What happened

Landlords applied to terminate the tenancy and evict the Tenant due to non-payment of rent and damage to the rental unit. The Tenant did not pay the full rent owed from July 2019 to October 2020, and the Landlords served a valid Notice of Termination. The Tenant also caused damage to the rental unit, which the Landlords estimated would cost $1,800.48 to repair.

The ruling

The tenancy is terminated, and the Tenant must vacate the rental unit by March 8, 2021. The Tenant must pay the Landlords $14,821.52 for rent arrears and compensation, plus $1,800.48 for damage to the unit, and $190 for the application fee. If the Tenant does not pay the full amount by March 8, 2021, they will owe interest at 2% annually on the outstanding balance.
