What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant wilfully or negligently causing undue damage to the premises, including breaking a window, causing plumbing issues, and allowing their dog to defecate on the roof. The Landlord also claimed compensation for the damage and for the Tenant remaining in the unit after the termination date.

The ruling

The tenancy was terminated effective August 8, 2021. The Tenant was ordered to pay the Landlord $2,034.70 for the cost of repairing the damage, $5,444.31 for compensation for the use of the unit from December 13, 2020 to July 28, 2021, and $186.00 for the cost of filing the application. If the Tenant did not pay the full amount by August 8, 2021, they would start owing interest at 2.00% annually on the outstanding balance.
