What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant had remained in possession of the rental unit.

The ruling

The tenancy is terminated effective February 14, 2021. The Tenant must pay the Landlord $12,836.51 in rent arrears and application costs, less the rent deposit and interest owed. The Tenant can void the eviction order by paying $15,277.40 on or before February 14, 2021. If the Tenant does not vacate or pay the full amount, the Landlord can file the order with the Sheriff for enforcement after February 15, 2021.
