What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The application was filed after serving valid Notices to End Tenancy Early. The Tenant vacated the rental unit prior to the hearing date.
The ruling
The tenancy is terminated effective August 27, 2020, the date the Tenant vacated the rental unit. The Tenant is ordered to pay $8,146.15 to the Landlord, which includes rent arrears and compensation up to the move-out date, less the rent deposit and interest owed on the deposit. The Tenant must also pay $190.00 for the application filing fee. If the full amount is not paid by February 16, 2022, the Tenant will owe interest at 2% annually on the outstanding balance.
