What happened
Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent, substantial interference, and willful damage. The Landlords served a valid N4 Notice and the Tenant did not void the notice by paying the arrears. The Tenant was still in possession of the rental unit on the hearing date. The Tenant failed to pay water costs and caused damage to the rental unit.
The ruling
The tenancy is terminated effective January 31, 2024. The Tenant must pay the Landlords $24,358.06, which includes rent arrears, unpaid utility costs, damage costs, and filing fees. If the Tenant does not pay the full amount by December 25, 2023, they will owe interest starting December 26, 2023. If the unit is not vacated by January 31, 2024, the Landlords can file the order with the Sheriff for enforcement.
