What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants had not paid the full rent from January 1, 2018 to November 30, 2020.

The ruling

The tenancy is terminated effective February 19, 2021. The Tenants must pay the Landlords $22,554.31 in rent arrears and compensation, plus $39.45 per day starting February 9, 2021 until they vacate the unit. The Tenants must also pay $175 in application fees. If the Tenants do not pay the full amount by February 19, 2021, the Landlords may file the order with the Sheriff to enforce the eviction.
