What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant had not paid the full rent owed from September 1, 2019 to November 30, 2020.

The ruling

The tenant must pay the landlord $6,773.23, which includes rent arrears and compensation up to December 9, 2020, plus $27.95 per day for compensation for use of the unit starting December 10, 2020 until the tenant moves out. The tenant must also pay the $175 application fee. If the full amount is not paid by December 20, 2020, the landlord may file the order with the Court Enforcement Office for eviction.
