What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had not paid the full rent since March 2019.
The ruling
The tenancy is terminated effective January 16, 2021. The Tenant must move out by this date and pay the Landlord $1,098.90 in rent arrears and compensation, plus $5.98 per day from January 6, 2021 until the Tenant moves out. The Tenant must also pay the $175 application fee. If the Tenant does not pay the full amount by January 16, 2021, the Tenant will owe interest, and the Landlord can file the order with the Sheriff to enforce the eviction.
