What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent and persistent late payment of rent. The Landlord served a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenants did not void by paying the arrears. One of the Tenants, Olena Yurchuck, had vacated the rental unit prior to the hearing date.

The ruling

The tenancy is terminated effective October 14, 2021. The Tenant must pay $19,925.00 to the Landlord by October 14, 2021 to void the eviction order and continue the tenancy. If the Tenant fails to make this payment, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction.
