What happened
Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had been living in the rental unit owned by his parents for 10-12 years after his divorce.
The ruling
The tenancy is terminated effective January 26, 2022. The Tenant must pay $23,328.87 to the Landlords, which includes rent arrears up to January 4, 2022 and the cost of filing the application. If the Tenant pays $24,186 on or before January 26, 2022, the eviction order will be void and the tenancy will continue.
