What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Tenant has been paying rent late 8 out of 9 months from January 2019 to September 2019, and 6 out of 7 months from January 2021 to July 2021.

The ruling

The Tenant shall pay the July 2021 rent by July 15, 2021 and the rent for August 2021 to June 2022 by the 1st of each month. If the Tenant fails to make any of these payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the Landlord's $175 filing costs in 5 installments.
