What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was not present at the hearing.

The ruling

The tenancy is terminated unless the Tenant pays $2,128.10 to void the order by July 23, 2022. If the Tenant does not pay, they must vacate the unit by July 23, 2022. The Landlord is authorized to deduct $42.42 per day for compensation starting July 5, 2022 until the Tenant moves out.
