What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Tenant had been late in paying rent for an entire year prior to the Landlord serving notice of the application.

The ruling

The Tenant shall pay the rent on or before the first day of each month during the period March 2021 to February 2022. If the Tenant fails to make any of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the Landlord $190 for the cost of filing the application.
