What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant or an occupant of the rental unit or a person permitted in the residential complex by the Tenant wilfully or negligently causing undue damage to the rental unit by breaking a bedroom door.

The ruling

The Tenant shall pay to the Landlord $197.75, which represents the reasonable costs of replacing the damaged property, according to the following schedule: a) December 1, 2021 rent plus $49.43, b) January 2, 2022 rent plus $49.43, c) February 1, 2022 rent plus $49.43, d) March 1, 2022 rent plus $49.43. If the Tenant fails to make any one of the payments, the outstanding balance shall become immediately due and owing and the Landlord may apply to the Board for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay to the Landlord $190.00 for the cost of filing the application. If the Tenant does not pay the Landlord the full amount owing on or before November 19, 2021, he will start to owe interest.
