The ruling

The Landlord's application for eviction is denied on the condition that the Tenant pays the full monthly rent on or before the first day of each month, commencing December 1, 2020 and for 12 months thereafter up to November 30, 2021. If the Tenant fails to comply with this condition, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant is also ordered to pay the Landlord $47.86, which represents the balance of filing the application.
