What happened

Landlord and Tenant signed an agreement to terminate the tenancy as of February 28, 2021.

The ruling

The tenancy between the Landlord and the Tenant is terminated. The Tenant must move out of the rental unit on or before February 28, 2021. If the unit is not vacated by that date, the Landlord may file the order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced. However, the Sheriff cannot enforce the order due to Ontario Regulation 13/21, and the eviction may only occur after the regulation is removed.
