What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had not paid rent from August 1, 2020 to March 31, 2021.

The ruling

The tenancy is terminated effective March 29, 2021. The Tenant must pay the Landlord $6,944.49 in rent arrears and compensation, plus $34.52 per day starting March 19, 2021 until the Tenant vacates. The Tenant must also pay the $186.00 application filing fee. If the full amount of $7,611.00 is paid by March 29, 2021, the eviction order will be void and the Tenant can remain in the unit.
