What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
The ruling
The tenancy is terminated effective December 28, 2021. The Tenants must pay the Landlord $14,818.00 in rent arrears and compensation, plus $52.60 per day starting December 1, 2021 until they move out. The Tenants must also pay the $186.00 application fee. If the Tenants do not pay the full amount by December 28, 2021, they will owe interest, and the Landlord can file the order with the Court Enforcement Office for eviction. The Tenants can void the order and continue the tenancy by paying $15,004.00 by November 30, 2021 or $16,604.00 by December 28, 2021.
