What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant had not paid rent for April and May 2020, nor the subsequent months.
The ruling
The tenancy is terminated effective December 1, 2020. The tenant must pay the landlord $27,014.73 in rent arrears and compensation, plus $87.12 per day starting November 21, 2020 until the tenant vacates. The tenant can void the order by paying $27,990 by November 30, 2020 or $30,640 by December 1, 2020.
