What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.

The ruling

The tenancy is terminated effective October 12, 2020. The Tenants must pay the Landlords $10,569.04 in rent arrears and application costs, plus $69.04 per day in compensation starting October 2, 2020 until they vacate the unit. If the Tenants pay $12,775 on or before October 12, 2020, the eviction order will be void and the tenancy will continue.
