What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The ruling
The tenancy is terminated effective January 31, 2023 unless the Tenant pays $1,337.22 by that date to void the order and continue the tenancy. If the Tenant does not pay, the Tenant must vacate the unit by January 31, 2023, and the Landlord may file the order with the Sheriff to enforce the eviction starting February 1, 2023. The Landlord is entitled to reimbursement of the $186 application filing fee, and the Tenant is owed $725.48 for the rent deposit and interest, less any daily compensation for continued occupancy.
