What happened
Landlords applied for an order to terminate the tenancy and evict Tenant because the Landlords require possession of the rental unit for the purpose of residential occupation by their son. The Tenant did not want to move out, citing difficulty finding a new 3-bedroom unit during the COVID-19 pandemic.
The ruling
The tenancy is terminated effective May 7, 2021. The Tenant must vacate the unit by that date and pay the Landlords $8,668.18, which includes rent arrears, compensation for use of the unit, and the application filing fee. If the Tenant does not pay the full amount by May 7, 2021, they will owe interest starting May 8, 2021.
