What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant had not vacated the rental unit by the hearing date.

The ruling

The tenancy is terminated effective November 16, 2020. The Tenant must pay the Landlord $3,454.65 in rent arrears and compensation, plus $175 in application fees, and $27.45 per day in compensation starting November 6, 2020 until the Tenant vacates the unit. If the Tenant does not pay the full amount by November 16, 2020, the Landlord may file the order with the Sheriff to enforce the eviction. The Tenant can void the eviction order by paying $4,307 on or before November 16, 2020.
