What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after the Tenants did not void a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice) by paying the arrears. The Tenants had vacated the rental unit on January 31, 2021, prior to the hearing date.

The ruling

The Tenants are ordered to pay the Landlords $8,400 in rent arrears and $186 in application fees, for a total of $8,586. If the full amount is not paid by July 16, 2021, the Tenants will owe interest at 2% annually on the outstanding balance.
