What happened

Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears. The ruling

The tenancy was terminated effective March 31, 2021, the date the Tenant vacated the rental unit. The Tenant is ordered to pay $750.00 to the Landlords, which represents the rent arrears up to March 31, 2021, less the amount credited to the Tenant for the N13 notice. The Tenant is also ordered to pay $186.00 for the cost of filing the application. If the Tenant does not pay the full amount by July 31, 2021, the Tenant will start to owe interest at 2.00% annually on the outstanding balance.
