What happened

Tenants applied for an order determining that the Landlord served an N12 notice in bad faith and that the Landlord collected or retained money illegally. The Landlord served the Tenants with an N12 notice claiming the Landlord's spouse's parents were moving into the rental unit. The Tenants vacated the unit as a result of the N12 notice, but the unit was later listed for sale within 10 months.

The ruling

The Landlord is ordered to pay the Tenants $11,213, which includes $7,800 for rent differential, $2,000 for one month's rent compensation, $1,360 for moving expenses, and $53 for the application filing fee. If the Landlord does not pay by March 18, 2022, interest will accrue at 2% annually on the outstanding balance.
