The ruling

The tenancy was terminated effective April 5, 2020, the date the Tenant vacated the rental unit. The Tenant is ordered to pay the Landlord $11,692.20 in rent arrears and compensation, $17,907.01 for damages, and $190.00 in application costs, for a total of $29,789.21, by April 4, 2021.
