What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant's failure to maintain the yard and deck free of dog feces, which substantially interfered with the reasonable enjoyment of other tenants.
The ruling
The Tenant has substantially interfered with other tenants' reasonable enjoyment of the residential complex by failing to maintain the yard and deck free of dog feces. The Landlord is granted a conditional order, where the Tenant must immediately pick up and properly dispose of their pet's feces, and maintain the rental unit's yard and deck free of dog feces. If the Tenant does not comply, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant is also ordered to pay the Landlord $186.00 for the cost of filing the application.
