What happened
Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant committing illegal acts in the residential complex, specifically break and enter, fraud and theft, as well as the Tenant's guest seriously impairing the safety of another person in the complex.
The ruling
The tenancy is terminated effective May 15, 2021. The Tenant must move out by that date and pay the Landlord $237.12 for use of the unit from April 1 to May 10, 2021, less the rent deposit and interest. The Tenant will also owe $26.30 per day from May 11, 2021 until the date they move out, as well as the $186 application fee. If the Tenant does not pay the full amount by May 15, 2021, they will owe interest at 2% annually on the outstanding balance.
