What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The Tenants were in possession of the rental unit and owed $25,050 in rent arrears for the period from July 1, 2020 to October 31, 2021. The Landlords served a Notice of Termination effective October 8, 2021 due to the arrears.

The ruling

The Landlords' application for eviction of the Tenants is denied on the condition that the Tenants pay $30,586 in arrears and costs in installments over 10 months, and pay the monthly rent in full by the 1st of each month from March to December 2022. If the Tenants fail to make any of the required payments, the Landlords may apply for an order terminating the tenancy and evicting the Tenants.
