What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and for causing undue damage to the rental unit. The Landlord served a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The Landlord also claimed compensation for the damage caused by the Tenant.
The ruling
The tenancy was terminated effective November 12, 2020, the date the Tenant vacated the rental unit. The Tenant is ordered to pay the Landlord $13,327.57 in rent arrears and compensation, $4,600 for damage to the rental unit, and $175 for the application filing fee.
