What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent, damage to the rental unit, substantial interference, and the Landlord requiring possession of the rental unit for personal use.
The ruling
The Tenants are ordered to pay the Landlord $6,760.99, which represents the amount of rent owing and compensation up to June 15, 2021 and the total charges related to NSF cheques, less the rent deposit and interest the Landlord owes on the rent deposit. The Tenants are also ordered to pay the Landlord $201.00 for the cost of filing the application and $4,000.00 for the reasonable costs of repairing the damage or replacing the damaged property. If the Tenants do not pay the full amount owing by August 22, 2021, they will start to owe simple interest calculated at 2.00% annually on the balance outstanding.
