What happened

Landlord applied to terminate the tenancy and evict Tenant due to Tenant wilfully damaging the rental unit by breaking a window. Tenant argued she was entitled to break the window because the Landlord had denied her access to the unit.

The ruling

The tenancy is terminated effective August 31, 2021. The Tenant must vacate the unit by that date. If the unit is not vacated, the Landlord may file the order with the Sheriff to enforce the eviction starting September 1, 2021. The Tenant must pay the Landlord $300 for the cost of repairing the window. If the Tenant does not pay by July 13, 2021, she will owe simple interest at 2% annually on the outstanding balance.
