What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The ruling
The tenancy is not terminated. The tenant is ordered to pay the landlord $8,536 for rent arrears and application filing costs, in accordance with the specified repayment schedule. The tenant must also pay new rent as it comes due during the repayment period. If the tenant fails to make any payment, the landlord may apply to terminate the tenancy and evict the tenant.
