What happened

Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant's conduct substantially interfering with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant. The Landlord served the Tenant with two N5 Notices detailing incidents of excessive noise, disturbances, and other disruptive behavior.

The ruling

The tenancy is terminated effective May 31, 2021. The Tenant must vacate the rental unit by that date and pay the Landlord $177.79, which includes $175 for the application fee and $2.79 per day for use of the unit after the termination date. If the Tenant does not pay the full amount by May 31, 2021, they will owe interest starting June 1, 2021.
