What happened

Tenant applied for an order determining that the Landlords gave a notice of termination in bad faith. The Landlords served the Tenant with an N12 Notice of Termination to terminate the tenancy so the Landlords' son could move in, but the Tenant alleged the real motive was to re-rent the unit at a higher price.

The ruling

The Tenant's application was granted. The Landlords were ordered to pay the Tenant $1,770.19 for reasonable out-of-pocket expenses incurred as a result of the Landlords' bad faith N12 Notice.
