What happened

The Landlord applied for an order to increase the rent charged by more than the guideline due to capital expenditures. The application was resolved by written hearing, and the Board determined that the Landlord justified a rent increase above the guideline because of capital expenditures.

The ruling

The Landlord may increase the rents charged by 5.02% for the units set out in Schedule 1. The increase is to be taken as 3.00% within the time period of March 1, 2019 to February 29, 2020, and 2.02% within the time period of March 1, 2020 to February 28, 2021. The percentage increase may be taken in addition to the annual guideline in effect on the increase date for the unit.
