What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.
The ruling
The tenancy is terminated unless the Tenant pays $2,659.52 by 2022-10-31 or $3,989.28 by 2022-11-11 to void the order. If the Tenant does not pay, they must move out by 2022-11-11 and pay daily compensation of $43.72 from 2022-09-14 until move-out. The Landlord owes the Tenant $626.89 for the rent deposit and interest, but can deduct the daily compensation.
