What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective August 31, 2020, which the tenant did not void by paying the arrears. The tenant was in possession of the rental unit when the application was filed.

The ruling

The tenancy is terminated effective April 9, 2021 unless the Tenant pays $1,634.34 by March 31, 2021 or $3,042.23 by April 9, 2021 to void the order. If the Tenant does not make full payment by the deadlines, the Landlord may file the order for enforcement of the eviction.
