What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenant Melianise Forestin requested a review of the order, claiming she could not participate in the initial hearing due to language barriers. The review was granted, and a new hearing was held.
The ruling
The tenancy is terminated unless the Tenants pay the outstanding amount by December 9, 2022. If the Tenants do not pay, they must vacate the unit by December 9, 2022. The Tenants owe $4,598.46 to the Landlord, which includes rent arrears and filing costs, minus the rent deposit and interest.
