What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
The ruling
The tenancy is terminated effective January 25, 2022. The Tenants must move out by that date. The Landlord is authorized to offset compensation and application fees from the rent deposit, which exceeds the amount owed. If the unit is not vacated by January 25, 2022, the Landlord may file the order with the Sheriff for enforcement. The Tenants can void the eviction order by paying $1,967.71 on or before January 25, 2022.
