What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Tenant did not attend the hearing. The Landlord served a valid N4 Notice, which the Tenant did not void by paying the arrears. The Landlord's representative requested a payment plan that had been previously agreed upon with the Tenant.

The ruling

The Tenant is ordered to pay $8,196.10 to the Landlord for rent arrears and costs according to a specified payment schedule. The Tenant must also pay new rent on time as it becomes due. If the Tenant fails to make any payment, the Landlord may apply for an order terminating the tenancy and evicting the Tenant within 30 days of the breach.
