What happened
The landlord applied for an order to terminate the tenancy and evict the tenants due to their failure to meet a condition specified in a previous mediated settlement. The tenants failed to pay April 2020's rent in full by the due date.
The ruling
The tenancy is terminated effective August 15, 2020. The tenants must pay the landlord $3,320.64, which represents the rent arrears up to April 30, 2020 less the rent deposit and interest owed on the deposit. The tenants must also pay the landlord $50.91 per day for compensation for use of the unit starting May 1, 2020 until the date they move out. If the tenants do not pay the full amount owing by August 15, 2020, they will start to owe interest at 2% annually on the outstanding balance. If the unit is not vacated by August 15, 2020, the landlord may file the order with the Court Enforcement Office for enforcement.
