The tenancy is terminated as of July 31, 2020, the date the Tenant vacated the rental unit. The Tenant shall pay the Landlord $3,822.65, which represents the rent arrears and application filing fee, less the rent deposit and interest owed on the deposit. If the Tenant does not pay the full amount by February 2, 2021, the Tenant will start owing interest at 2% annually on the outstanding balance.
