What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.
The ruling
The tenancy is terminated effective March 2, 2020. The Tenants must pay the Landlord $2,588.30, which includes rent arrears up to February 3, 2020 and the cost of filing the application, less the rent deposit and interest on the deposit. The Tenants can void the order by paying $4,375 on or before February 29, 2020, or $5,225 on or before March 2, 2020.
