What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective June 21, 2017, which the Tenant did not void by paying the arrears.

The ruling

The tenancy is terminated effective August 14, 2017 unless the Tenant pays $2,110.00 to void the eviction order. The Landlord is authorized to offset $34.68 per day for compensation starting August 4, 2017 until the Tenant vacates, and $190.00 for the application filing fee. The Tenant may make a motion to set aside the order if they pay the required amount after August 15, 2017 but before the Sheriff enforces the eviction.
