What happened

Landlord applied to terminate the tenancy and evict Tenant due to Tenant causing undue damage to the rental unit and substantially interfering with the Landlord's reasonable enjoyment. The Tenant had vacated the unit prior to the hearing.

The ruling

The tenancy was terminated effective August 1, 2020, the date the Tenant vacated the rental unit. The Tenant is ordered to pay the Landlord $14,783.96 for the cost of replacing the damaged property, plus $175 for the application fee. If the Tenant does not pay the full amount by September 28, 2020, they will owe interest at 2% annually on the outstanding balance.
