What happened

Landlord applied to terminate the tenancy and evict Tenants due to persistent late payment of rent. The Landlord served a valid N8 notice alleging late rent payments from January 2018 to July 2019. The Tenants acknowledged paying rent late, citing misalignment of their income with the rent due date.

The ruling

The tenancy is terminated effective October 31, 2019. The Tenants must vacate the unit by August 15, 2020 and pay the Landlord $59.67 per day in compensation from November 1, 2019 until they move out, as well as the $175 application filing fee. If the Tenants do not pay the full amount by August 15, 2020, they will owe interest at 2% annually on the outstanding balance.
