What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants had accrued rent arrears from April 2020 to May 2021.
The ruling
The Tenants shall pay the Landlord the total arrears and application fee of $4,111.53 in installments over 8 months, with a final payment of $199.52 on February 17, 2022. The Tenants shall also pay their rent on or before the first day of each month, commencing on June 1, 2021. If the Tenant does not comply with the payment plan, the Landlord may submit an application for eviction without further notice.
