What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants had not paid rent from May 1, 2020 to February 28, 2021.

The ruling

The tenancy is terminated effective February 21, 2021, the date the Tenants must move out. The Tenants owe $2,124.31 to the Landlord to void the eviction order and continue the tenancy. If the Tenants do not pay this amount by February 21, 2021, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction.
